1. Can You Afford to Move?

I know, I know, this seems like the obvious, but it’s easy to get so excited about a new house that all you can think about selling the old. Don’t forget that you’ll have to have somewhere to live after you move. If it’s bigger make sure you can afford it and make sure the bank agrees with you. Will the proceeds from the sale cover the expenses to move into the new home? It’s hardly ever worth it to overextend yourself on a house payment not to mention all the extra expenses rolled into that like real estate commission or lawyer’s fees if you’re sell a home without a realtor. A realtor will be able to show you what the proceeds of the sale will be at a given sale price and from there you can make a decision. Sometimes it makes more sense to stay where you are and fix up or add onto the house you’re in. Looking for properties in the area similar to your own will also help you price your house for a quick sell.

2. Have Details Ready

Call the lender to check the payoff for your current home mortgage. Be prepared to answer questions like what the taxes are and how much you pay for home owners insurance. You’re realtor will ask for this. Sometimes they’ll call your lender and check this for you. If you want to get the ball moving faster, have these items ready. If you’re selling home by owner you’ll need this information too.

3. Determine the Worth of Your House

Determine your home's fair market value. Real estate agents will usually help you determine value as a courtesy. This is a realtors best guess of what you’re property will sell for based on what similar houses in the area have sold for and how long they were on the market. You can have an appraisal done, but more often than not the fair market value is a more accurate reflection of the market. I know from experience that it’s difficult to list your home at less than the appraised value. You’ve put so much time and effort into every little detail. Doesn’t that count for something? It only counts if the buyer appreciates it. My best fast home selling tip is to price your home below the appraised value and possibly even below the market value.

4. Make Repairs

This is a really important fast home selling tip. It’s kind of strange in some ways, but a loose door knob or a cracked ceramic tile can really scare a buyer off. Be sure that every detail is taken care of before you place the house on the market. A realtor or a friend can be a fresh set of eyes to help you. You may have gotten used to something that will stick out right away to a potential buyer. Keep in mind this doesn’t apply to cosmetics, just items in need or repair. However, if a few cosmetic fixes will allow you to price the home higher, do it! Get a realtor or appraiser’s advice first, though.

8. Make it Look Great!

A fresh uncluttered look inside and out is another fast home selling tip. Give the door a new coat of paint and maybe the walls inside too. You may even need to pack up half the furniture and collectables to place in storage until the house sells. Just think of it as getting ready to move. Do some additional landscaping in the front to create extra curb appeal. Make it smell good with candles or room fresheners. And don’t forget to clean! clean! clean! Shampoo carpets and declutter counter tops!
